Market Analysis and Home Evaluation
Pricing It Right
If you are thinking of selling your Grand Rapids home or condo, I invite you to visit my Home Evaluation section online and fill out the form with your property’s criteria. Once received, I will review your information, perform a Market Analysis of your home or condo and contact you within 24 hours with your results. I’ll provide info on the current listings as well as recently sold properties which will help us determine what your property’s market value is and provide a Net Sheet explaining the closing costs you will incur.
When selling a home in this market, I can’t stress enough how important it is to price it correctly at the beginning of the listing period and have it in tip top shape. It is at this time that you will have the most qualified buyers looking at your property. If you try to list it thinking you will just drop the price later, you may have missed the boat as it won’t have the activity it should have gotten in the first place.
“Fair market value” means the amount of money that a well-informed buyer is willing to pay and a well-informed seller is willing to accept for property in an open and competitive market. House prices throughout the country fluctuate significantly from city to city and from neighborhood to neighborhood. Therefore, whenever you determine the market value of one particular house, you must compare it only with similar houses in the same or nearby neighborhoods.”
Ok so you have your home priced correctly, now who will you choose for the very important job of marketing your home? First of all, you should interview several agents before making that decision. Ask them about their marketing programs. What exactly are they going to do to get your home or condo the maximum exposure it deserves. The days of placing a sign in the yard, putting it on the MLS (Multiple Listing Service) and sitting back waiting for the phone to ring are long gone.
Today’s home buyers are very well informed. They have tools, like this website, with which to thoroughly research homes, condos, schools and communities before they ever contact a Realtor directly. 85% of home buyers will now go to the internet when starting to look for homes. That’s quite a big chunk and it will only increase.
<insert shameless plug>

You can check this out right now for yourself. Just google any of the following keywords and you will see my site at, or very near the top of the search results.
- grand rapids real estate
- grand rapids condos
- grand rapids downtown condos
- grand rapids homes
- grand rapids relocation
- real estate grand rapids
- grand rapids mls
- grand rapids mls listings
- grand rapids buyers agent…etc. There are many more keywords as well and it does well on Yahoo, MSN, AOL and other search engines.
Very nice Andy, but what does this mean to me?
What this means is that your home will get exposed to more people in a shorter amount of time. What this means is that not only more local home buyers see your home, but more out of state buyers as well. I also utilize other marketing tools which automatically submit my listings to all of the major real estate portals throughout the internet. Exposure is the name of the game. It’s about numbers and how many people I can show your perfectly priced home to.
