Downtown Grand Rapids is fortunate to have some truly great condos and the City itself is a vibrant, safe place that offers many attractions for the Urban dweller. Brimming with life, downtown Grand Rapids has a hopping nightlife with all kinds of clubs for dancing, live bands and comedy. There are also many great terrific restaurants, art museums, events and attractions and many of the downtown condos are within walking distance to all of them.

Several of Grand Rapids downtown condos are in a Tax Free Renaissance Zone. This Tax Free zone waives City and State Income Taxes and Property Taxes until 2012. These have already started phasing out, however there are a select few condos in which the Renaissance Zone has been extended until 2017. These condos are Cityview Condos, Front Row Condos, Monroe Center Condos and 65 Monroe Condos. There is also a Neighborhood Enterprise Zone which adds a property tax break until 2019. There is only one condo eligible and that is Union Square Condos.

One of the inquiries I get concerns parking. Several of the older downtown condos, or smaller units don’t have covered parking.

Financing a condo can be tricky due to the new regulations. Newer condos in particular can be very hard to finance, especially if the development has multiple phases, shares the building with retail stores, or is not at full occupancy. Here is a list of FHA Approved Condos in Michigan. It’s very important when selecting a lender, to qualify them by making sure they are familiar with the various rules and regulations concerning condos.
