Single family homes in <a href="http://www.grandrapidsrealestatetrends.com/neighborhood-info/east-grand-rapids-michigan/" target="_self">East Grand Rapids</a>, <a href="http://www.grandrapidsrealestatetrends.com/neighborhood-info/ada-twp-grand-rapids-michigan/">Ada Township</a> and <a href="http://www.grandrapidsrealestatetrends.com/neighborhood-info/cascade-township/" target="_self">Cascade Township</a> have also been moving, particularly in the higher priced subdivisions. <h2>Rural Development Update</h2>
<p>Rural Development is a great program and we are closing many of these loans. RD has recently taken on more restrictive rules with regards to what they consider to be a farm and farm service buildings (see below for their definition). Bottom line is that if RD determines that any part of the land is income producing or has farm service buildings on the property they will issue a property rejection. They have said that a standard pole barn used for residential storage is acceptable. Let me know if I can be of any assistance.</p>
<h3>Farm Service Buildings</h3>
<p>The regulation at 7 C.F.R. section 1980.313(a) states: “The property on which the loan is made must be located in a designated rural area ……A nonfarm tract to be purchased or improved with loan funds must not be closely associated with farm service buildings.”</p>
<p>The Agency considers a farm to be a parcel or parcels of land operated for the production of one or more agricultural commodities and which customarily produces or is capable of producing such commodities for sale. The Agency considers a farm service building to be any of the structures used in farming operations, which may include buildings to house workers and their families, or livestock, machinery and crops. Service buildings can include, but are not limited to, livestock barns and shelters; machinery-and form supply-storage buildings; buildings and facilities for crop storage, including fodder; and special-purpose structures such as grain silos. The nature and arrangements of farm facilities vary significantly. Older buildings may be built with lumber, while modern buildings are typically steel. Farm service buildings are typically associated with a tract of land cultivated for the purpose of agricultural production or devoted to raising and breeding domestic animals, such as cattle. They can also be associated with other types of farm operations involving water, such as oyster, catfish, or trout farms.</p>
<p>Properties that are actively used as a farm operation, or in cases where the seller previously used the property to operate a farm, are ineligible for the SFHGLP. The same apply for properties that contain farm service building(s), even if the building(s) have no contributory value.</p>

<p>Are  you looking to buy a new Grand Rapids home? Are you thinking that now&#8217;s a great time  to find bargains? Before you make an offer, it pays to know a little  about the seller&#8217;s situation.</p>
<p>If a home is being sold for below what the current seller owes on the  property—and the seller does not have other funds to make up the  difference at closing—the sale is considered a short sale. Many more  home owners are finding themselves in this situation due to a number of  factors, including job losses, aggressive borrowing against their home  in the days of easy credit, and declining home values in a slower real  estate market.</p>
<p>A short sale is different from a foreclosure, which is when the  seller&#8217;s lender has taken title of the home and is selling it directly.  Homeowners often try to accomplish a short sale in order to avoid  foreclosure. But a short sale holds many potential pitfalls for buyers.  Know the risks before you pursue a short-sale purchase.</p>
<h3>You&#8217;re a good candidate for a short-sale purchase if:</h3>
<ul>
<li><strong>You&#8217;re very patient.</strong> Even after you come to  agreement with the seller to buy a short-sale property, the seller’s  lender (or lenders, if there is more than one mortgage) has to approve  the sale before you can close. When there is only one mortgage,  short-sale experts say lender approval typically takes about two months.  If there is more than one mortgage with different lenders, it can take  four months or longer for the lenders to approve the sale.</li>
<li><strong>Your financing is in order.</strong> Lenders like cash  offers. But even if you can’t pay all cash for a short-sale property,  it’s important to show you are well qualified and your financing is set.  If you&#8217;re preapproved, have a large down payment, and can close at any  time, your offer will be viewed more favorably than that of a buyer  whose financing is less secure.</li>
<li><strong>You don’t have any contingencies.</strong> If you have a  home to sell before you can close on the purchase of the short-sale  property—or you need to be in your new home by a certain time—a short  sale may not be for you. Lenders like no-contingency offers and flexible  closing terms.</li>
</ul>
<p>If you&#8217;re serious about purchasing a short-sale property, it&#8217;s  important for you to have expert assistance. Here are some people you  want to work with:</p>
<ul>
<li><strong>Experienced real estate attorney.</strong> Only about two  out of five short sales are approved by lenders. But a good real estate  attorney who&#8217;s knowledgeable about the short-sale process will increase  your chances getting an approved contract. Also, if you want any  provisions or very specialized language written into the purchase  contract, a real estate attorney is essential throughout the  negotiation.</li>
<li><strong>A qualified real estate professional.*</strong> You may have  a close friend or relative in real estate, but if that person doesn’t  know anything about short sales, working with him or her may hurt your  chances of a successful closing. Interview a few practitioners and ask  them how many buyers they&#8217;ve represented in a short sale and, of those,  how many have successfully closed. A qualified real estate professional  will be able to show you short-sale homes, help negotiate the purchase  when you find the property you want to buy, and smooth communications  with the lender. (All MLSs permit, and some now require, special  notations to indicate that a listing is a short sale. There also are  certain phrases you can watch for, such as “lender approval required.”)</li>
<li><strong>Title officer.</strong> It’s a good idea to have a title  officer do an initial title search on a short-sale property to see all  the liens attached to the property. If there are multiple lien holders  (e.g., second or third mortgage or lines of credit, real estate tax  lien, mechanic’s lien, homeowners association lien, etc.), it&#8217;s much  tougher to get that short sale contract to the closing table. Any of the  lien holders could put a kink in the process even after you’ve waited  for months for lender approval. If you don’t know a title officer, your  real estate attorney or real estate professional should be able to  recommend a few.</li>
</ul>

Selling a home has changed quite a bit in the last few years. When you have made the decision to sell your home you really should interview several agents to determine who is going to get your business. I would recommend doing this even if a friend or close family member has referred someone to you. Not all agents are the same and doing a favor for a friend may end up costing you thousands of dollars and months of frustration. The interview process is important and you owe it to yourself and your family to hire the best.</p>
<p>Before the internet’s information bonanza and especially before the social media phenomenon of Facebook, Twitter, YouTube, LinkedIn etc, a real estate agent could get away with putting a sign in the yard and placing it on the local Multiple Listing Service. Perhaps run some ads in the local newspaper like the Grand Rapids Press or Homes Magazine.</p>
<p>Today, most Realtors should have a highly placed <a href="http://www.grrealestateinfo.com" target="_blank">website</a> and/or be an active <a href="http://www.grandrapidsrealestatetrends.com" target="_blank">blogger</a>. They should have a <a href="http://www.facebook.com/people/Andrew-Ingram/813907821" target="_blank">Facebook</a> account or better yet, their own <a href="http://www.facebook.com/pages/Grand-Rapids-Real-Estate-Trends/116802201695267?ref=sgm&amp;__a=4&amp;" target="_blank">Facebook business page</a>, or both. They should have a <a href="http://twitter.com/grhomestore" target="_blank">Twitter</a> account, a <a href="http://www.linkedin.com/in/andrewingram" target="_blank">LinkedIn</a> account and most of all; they should be actively using all of these tools in their every day <a href="http://www.grandrapidsrealestatetrends.com/grand-rapids-home-seller-information/" target="_self">marketing</a> of your home. That also includes taking quality pictures. Your home will be online and viewed by potential buyers right away. A decent camera with a wide angle lens is a must.</p>
<p>The Grand Rapids’ Housing Market is tough and challenging. Pricing is going to be key and you should expect any agent you interview to have a detailed Market Analysis with recent comparable sold properties as well as the current listings in your area. It is important to know what your competition is doing. Your agent should also be able to present you with their plan of how they will effectively differentiate your home from the rest of the similar homes in your market.</p>

Looking at the market over the last year or so, the homes at this price point have had to really come down in price in order to attract those good, qualified buyers. It has been the same to some extent throughout most of the Grand Rapids market but particularly in these homes. Another thing I have noticed is that the home owners are now preparing their home for showings much better. Going the extra mile to really impress and that is a great idea and so important.</p>
<p>As a listing agent in Grand Rapids, while <a href="http://www.grandrapidsrealestatetrends.com/grand-rapids-home-evaluation/" target="_self">pricing a home</a> correctly is the most important step when selling your home, another step that I recommend is <a href="http://grandrapidsrealestatetrends.com/2008/12/21/staging-your-grand-rapids-home-or-condo/" target="_self">preparing your home</a> for the inevitable showings. First impressions are very important and a buyer looking for that high end home is expecting to see a home in show room condition. If you can have the lights on, soft music playing, even better. But it has to be clean and it has to smell nice and it has to be free from clutter.</p>

This year will also see the addition of superbly remodeled homes in addition to the new construction offerings using Green technology and featuring floor plans and designs of all types. <p>The Grand Rapids real estate market continues to show some life for the moment. The average single-family home sales prices rose slightly from 4.6% to $110,574, over January 2010 ($105,714), the first increase since November 2009. The total number of single-family homes sold in February was 930, up 16.1 percent from last month and up 25.5 percent compared to February 2009 (741). Dollar volume of single family homes sold was up 45.6 percent compared to last month. These numbers while promising,  will be impacted by the $8000 Tax credit  coming to an end.</p>
<p>The number of total active residential listings rose to 7,935 in January. This coupled with the increase in February sales, lead to<br />
a decline in the months-of-inventory level to 8.5 months in February, down from 9.5 months in January 2010.</p>
<p>John Postma, President of the Grand Rapids Association of REALTORS, commented on the market, “We’re continuing to see small improvements in the market,” said John. “The average ‘days on market’ is going down, while the average selling price, median sales price and the percentage of the listing price compared to the sales price all continue to show stability or improvement. In certain segments of the housing market, we’re seeing a shortage of homes.”</p>
